Your home in Asturias

Our flats are registered in the Register of Tourist Companies of the Principality of Asturias with the number A.R. 395-AS.

Information to be taken into account

We have 8 rural flats which offer the following services:
- Reception service and information about the area. We provide you with all our recommendations according to our experience.
- Full cleaning service of the accommodation so that you will find it in perfect condition on arrival. Please leave it clean and tidy on departure.
- Additional daily house cleaning service (Price 15,00 € for flats for 2-4 persons and 30,00 € for flats for 6-8 persons)
-Cleaning service on departure, do not worry about cleaning: 50 € This case is contracted during the stay.
- Bathroom and bed linen is changed once a week. If you want earlier, there is a supplement of 15 €.
- Free private outdoor parking.
- WIFI in flats.
-Pets are allowed, subject to prior confirmation with us and with an extra cleaning charge.


SECURITY FOR DAMAGES


APARTMENTS

Amount and form:

A security deposit of 100 € per flat per stay is required, preferably by pre-authorisation by credit card at check-in (cash or bank transfer is also possible). The deposit is a contractual guarantee to cover damages and extraordinary costs; it is not a payment for services.

Return:

If after the check everything is correct, we release/refund the deposit at the end of the stay. The card will be unblocked immediately and it may take 24-72 hours for the payment to be visible, depending on the bank.

Full or partial retention (examples):

Damage to furniture, electrical appliances, household goods, textiles or installations, and loss of items (remote controls, towels, sets of keys, access cards).

Extraordinary cleaning due to improper use (encrusted grease, sand/sludge inside, food debris, unremoved rubbish) or deodorisation treatments due to smoking in smoke-free accommodation.

Non-compliance with the pet policy (failure to report a stay with a pet, damage, excessive soiling or failure to remove excrement/hair).

Exceeding the contracted capacity, holding parties, causing serious nuisance or interventions due to complaints.

Late check-out without authorisation (late check-out may result in the total loss of the security deposit).

Improper removal of furniture that causes damage or requires repositioning by our staff.

Penalties or costs attributable to the guest (e.g. replacement of keys/locks).

Procedure and additional charges:

We will document the incident (photos/parts) and notify by email the concept and the amount withheld. If the damage exceeds the deposit, the customer authorises the charge of the difference in accordance with the corresponding estimate/invoice. We issue an invoice for all charges made.

Good use and responsibility:
Guests must make responsible use of the accommodation, its facilities and the environment. The owner of the reservation is liable for any damage caused by the misuse or negligence of all guests.

Normative basis (references)

In Asturias, tourist flats are governed by Decree 60/1986, of 30 April 1986, and tourist activity by Law 7/2001, of 22 June 2001, which protects the establishment of contractual conditions provided that they are informed to the public.

The bond is a contractual guarantee between parties; in Asturias there is no obligation to deposit it with the administration (administrative deposit).

Payment policies

RESERVE

At the time of booking, you will be asked for a deposit of 60% of the total amount of your stay, which will be charged to your credit card or by bank transfer, as agreed and depending on the type of booking (depending on the season).

The reservation will not be finalised until the amount is reflected in our bank account.

SCHEDULES

Entrance: From 16:00 and before 21:00
Departure: Before 11:00
These timetables can be made more flexible if circumstances allow it, you should consult us in advance about the possibility of modifying them.
In case the check-in time is expected to be later than 21:00 p.m., please contact us in advance by phone/WhatsApp 657 952 969.

ADMISSION

Before entering the flats it is necessary to check in online or at reception. The booking is confirmed with the email received after the telephone conversation or online booking. 

ChekinThe following information: according to Decree 1513/1959 of 18 August 1959, the details of the Passport, National Identity Card or Driving Licence (valid only for Spaniards) to cover the so-called Travellers' Reports, which will be handed over to the Guardia Civil Hospices.

PAYMENT OF THE REST OF THE ACCOMMODATION

The amount of the deposit of the total amount of the stay as a reservation that has already been charged or transferred to our bank account, will be deducted from the total amount of the stay. This balance, pending payment, will be paid by bank transfer 10 days prior to arrival, or in cash or by credit card when the keys are handed over, unless otherwise agreed between the parties.


If the client decides to leave the accommodation early, he/she will be charged the full amount of the agreed stay and will not be entitled to any refund.

PLACES AND EXTRA BEDS

Each flat is limited to the number of beds that can be booked. If necessary we can provide an extra bed for a supplement of 25 €.

Under no circumstances may the capacity contracted in the booking be exceeded, unless otherwise agreed with the accommodation.

The stay of other people who are not included in the reservation or travellers' reports is not permitted, unless expressly authorised by the accommodation management and after requesting the details for the travellers' report.

*Free cot available for children under 2 years old, on request.

Cancellation policy

CANCELLATIONS IN LOW AND MID SEASON

If you cancel more than 15 days prior to arrival, there is no cancellation fee.

*Weekend bookings: if you cancel 48h in advance there is no cancellation fee. If you cancel later, the deposit will not be refunded.

If you cancel your booking less than 14 days before the arrival date, 35% of the total amount of the stay will be retained, or the full amount if the communication is made within 5 days before the arrival date. If the flat is sold, we will refund the amount paid.

CANCELLATIONS IN HIGH SEASON

If you cancel your booking more than 15 days before the arrival date, your deposit will be refunded. If you cancel your booking within 15 days prior to the arrival date, you will be charged 50 % of the stay or the full amount if the cancellation is made within seven days prior to the arrival date.

Extra information

* If you do not arrive at the accommodation before 21:00 hours, you must call us on 657 952 969, Otherwise, the reservation will be cancelled.

* If the client decides to leave our company in advance establishment, The total amount of the agreed stay will be charged to you.
